TECHNICAL
DUE DILIGENCE

The technical due diligence of real estate helps buyers, sellers and portfolio/asset managers to assess the opportunities and risks of planned transactions. The condition of the building fabric, fire protection, building services and outdoor facilities is examined to estimate the costs for maintenance, modernisation and/or retrofitting. In addition to answering technical questions, ESG aspects are always considered:


  • Determination of the general property parameters
  • Review and description of the structural, building services and fire protection risks.
  • Review of the building law situation
  • Statements about building dimensions, flexibility, and tenancy
  • Desktop testing of environmental aspects such as sustainability, contaminated sites, flooding, explosive ordnance, noise protection, etc.
  • Transaction assistance, participation in sales contract negotiations, monitoring and coordination of seller's obligations, clearance of retentions

ESG
DUE DILIGENCE

With ESG due diligence, we provide an overview of the status and potential environmental, social and governance risks of the property. The assessment criteria are based on the real estate aspects of the EU Sustainable Finance Disclosure and Taxonomy Regulations, the GRESB portfolio rating, the environmental due diligence processes and the BREEAM In-Use KPIs. The ESG scoring includes the following topics, which can be tailored to the needs of the client or the fund:

PROJECT MANAGEMENT
AND MONITORING

Within the project monitoring we accompany the project development by cost, time schedule and construction monitoring in the planning and construction phase up to the acceptance. The monitoring includes:

  • Regular property inspections to determine achievements
  • Control of deadlines and costs

Sustainability

Building and portfolio certifications remain a widely used method to demonstrate the sustainability of the real estate investment to investors. We offer various certificates for existing buildings:


  • DGNB, BREEAM and LEED® for single real estates
  • GRESB portfolio rating


At least for the time being, energy performance certificates, and here in particular demand-based energy certificates, represent an essential component of the taxonomy assessment. We are pleased to offer you the preparation of energy certificates according to GEG (German Building Energy Act) at a fixed price.

MEET OUR FOUNDER

Eric Rieve is the Founder and Managing Director of TheGreenBlue GmbH. 


Eric studied geology at the University of Karlsruhe. His professional career began at Alstom Environmental Consult GmbH. In 2006, he joined LandAmerica Assessment Corporation as a project manager with a focus on technical and environmental due diligence as well as Phase II contaminated site and building pollutant investigations. From 2008 to 2019, Eric established the Technical and Environmental Department of REAG GmbH (later Duff & Phelps) and led it as Director for many years.

The clientele he served covered a very broad international spectrum from the public sector, industrial companies, real estate investors to investment banks. He is familiar with the execution of projects throughout Europe across all asset classes.


With more than 22 years of professional experience, Eric founded TheGreenBlue GmbH in 2020 in order to support his clients with his expertise, away from the profit-mindedness of the financial industry, and to spread the idea of sustainability.
